Stucco, EIFS, Repair & Parging Services in Niagara
City Plasters is a Niagara stucco and EIFS contractor for homeowners, builders and property managers. From a cracked exterior wall to a new insulated facade, we assess the existing surface, recommend a suitable scope and provide a free estimate. Explore our installation, repair, restoration, foundation parging and stucco painting services below.

Residential Stucco & EIFS Installation
Stucco and EIFS installation for new homes, additions and exterior re-cladding across Niagara. EIFS combines exterior insulation, a reinforced base coat and a textured finish. We review the wall assembly, openings and material transitions before recommending the system and insulation thickness for your building.

Stucco Repair, EIFS Repair & Restoration
Exterior stucco repair for cracks, impact damage, loose finishes and deteriorated patches. An EIFS repair may need attention to the insulation and reinforcing mesh as well as the visible finish. We assess the cause and repair area first, then discuss texture and colour matching; weathered walls may need a larger blended area or recoating.

Foundation Parging & Parging Repair
Foundation parging and parging repairs for concrete and block walls in St. Catharines and throughout Niagara. We assess peeling or loose areas, remove unsound material and prepare the exposed foundation for a suitable finish. Parging improves the surface appearance and protection; active leaks or structural cracks need their own assessment.

Stucco Painting & Exterior Recoating
Refresh faded stucco with exterior painting and recoating suited to the existing wall system. Preparation includes assessing the coating, cleaning as needed and repairing damaged areas before applying a compatible finish. Painting can renew colour on a sound wall; it cannot correct damaged insulation, loose material or ongoing water entry.

Commercial & Multifamily EIFS Stucco
Commercial stucco and EIFS work for Niagara apartment buildings, retail plazas and storefronts. Our Niagara Falls project examples include McLeod Plaza and Ladona River Apartments, where we installed Sto EIFS with 3-inch EPS insulation. We review the exterior scope, building height, access and work around entrances before quoting.

Faux Wood Finishes, Mouldings & Trims
Architectural exterior details for stucco and EIFS walls, including faux wood accents, mouldings, trim bands and reveals. We discuss profiles, colour and transitions with the surrounding finish so the details suit the exterior design. Ask about adding these features to your installation or exterior refresh.

Multifamily EIFS installation · Niagara Falls
Ladona River Apartments
City Plasters completed EIFS stucco installation at Ladona River Apartments in Niagara Falls, using a Sto EIFS system with 3-inch EPS insulation.
EIFS means Exterior Insulation and Finish System. EPS is expanded polystyrene, the rigid foam insulation used beneath the reinforced coating and exterior finish. This apartment project used 3-inch EPS; the thickness for another building follows its design and specified system.

McLeod Plaza
McLeod Plaza in Niagara Falls is another City Plasters commercial exterior project. The photograph shows the plaza's stucco wall finishes, storefronts and architectural bands.
Retail plaza exteriors have different requirements from a house or apartment building. The proposed work needs to account for storefront openings, signs, entrances, adjoining materials and access around operating businesses.

Stucco Repair, Recoating or a New Exterior?
Repair damaged stucco or EIFS
Cracks, impact damage and loose patches call for a condition assessment. Local repairs may be suitable when the surrounding wall is sound. Repeated cracks or signs of water entry need investigation before the finish is patched.
Stucco and EIFS repair →Recoat a sound, faded wall
If the wall is intact and the concern is faded colour or a worn coating, preparation and recoating may be appropriate. Existing damage is addressed first, and the new coating must be compatible with the stucco or EIFS system.
Painting and recoating →Install a new insulated exterior
New construction, additions and larger exterior changes need a complete installation scope. We review the substrate, insulation, drainage details, openings, access and desired texture to plan the wall system.
Stucco and EIFS installation →What determines your stucco and EIFS project scope?
Every project depends on several factors. A small repair and a full insulated exterior need different materials, preparation and equipment. We review the property and the requested finish, including:
- Wall area, building height and access for scaffolding or equipment.
- Condition of the existing surface and the amount of removal or preparation.
- Wall system, insulation thickness, repair depth and compatible materials.
- Windows, doors, corners, trims and transitions to other exterior finishes.
- Finish texture, colour, weather conditions and project scheduling.

Stucco installation & exterior insulation7 questions
What services does City Plasters offer?
City Plasters installs exterior stucco and EIFS for homes, additions and commercial properties across Niagara. We also repair stucco and EIFS, finish and repair exposed foundations with parging, and provide compatible painting and recoating. Architectural options include mouldings, trim bands, reveals and faux wood accents. The wall condition and building requirements determine which service is suitable.
What is the difference between traditional stucco and EIFS?
Traditional stucco is a cement-based exterior plaster applied over a suitable masonry surface or designed lath assembly. EIFS means Exterior Insulation and Finish System: rigid exterior insulation, a mesh-reinforced base coat and a compatible finish. Drained EIFS also needs specified water-management details. Similar textures can conceal different assemblies, so we review the actual wall before recommending installation or repair.
Do you install stucco on new homes, additions and existing houses?
Yes. We review new-home drawings, addition interfaces or the condition of an existing exterior before planning the installation. For re-cladding, the old finish, substrate, moisture condition and attachment requirements need assessment. Insulation changes wall depth, so windows, sills, roof edges and adjoining cladding must be coordinated with the proposed system.
Can stucco or EIFS be installed over brick, block or old siding?
It depends on the existing exterior and the specified system. Sound masonry, painted brick, loose stucco and framed walls behind siding require different preparation and attachment details. Some cladding may need removal. We assess the substrate and signs of moisture first; covering a weak or wet wall with a new finish can leave the original problem unresolved.
Do you install Sto EIFS with foam insulation?
Yes. City Plasters installed a Sto EIFS system with 3-inch expanded polystyrene, or EPS, insulation at Ladona River Apartments in Niagara Falls. That is a confirmed project example. Your insulation thickness, attachment and finish must follow the building design and selected system; the Ladona specification is not a universal specification for every property.
Does EIFS improve a home's insulation?
EIFS can add continuous exterior insulation and reduce thermal bridging through parts of the wall. The benefit depends on insulation thickness, the existing assembly, installation details and the rest of the building envelope. It does not by itself resolve air leaks, deficient attic insulation or poor windows. We discuss the proposed wall assembly rather than promise a fixed change in energy use.
Can a dormer or upper-storey wall be refinished in stucco?
A dormer can be assessed for a new stucco or EIFS finish, but its condition and roof connections matter. We review the wall substrate, window returns, roof-wall flashing, drainage, insulation depth and safe access before proposing work. A finish-only refresh suits a sound assembly; loose cladding or moisture damage may require removal and repair before refinishing.
Stucco repair, EIFS repair & restoration6 questions
Do you do small stucco repairs as well as full installations?
Yes. We review localized cracks, damaged corners, punctures and failed patches as well as larger exterior restorations. Repair depth matters as much as the visible area: EIFS damage can involve the finish, reinforcing mesh, base coat or insulation. A local patch is appropriate only where the surrounding wall and affected layers are suitable for repair.
What causes stucco cracks, and when should they be assessed?
Cracks can relate to shrinkage, building movement, impact, weak previous repairs or water entering at nearby details. A narrow crack is not automatically harmless. Record whether it changes, returns after patching or is accompanied by staining, softness or loose material. Those signs call for assessment of the cause before a cosmetic patch or coating is applied.
Can EIFS be repaired without replacing the entire wall?
Often, localized repair is possible where the surrounding assembly is sound. The affected insulation, reinforcing mesh, base coat and finish must be identified and repaired with compatible materials. Where deterioration or moisture extends behind the visible patch, the repair area may need to be larger. Opening a damaged section can reveal conditions that photographs cannot show.
Can you match existing stucco colour and texture?
We aim for the closest practical match, considering the old texture, aggregate, coating and sun exposure. Weathering and earlier repairs can make a small new patch visible even when the colour is close. A sample and a discussion about extending the finish to a corner, reveal or full elevation help establish realistic expectations before work starts.
What is the difference between stucco repair and stucco restoration?
A repair usually addresses a defined area such as a crack, impact or damaged corner. Restoration can involve several elevations, removal of failed material, repairs to underlying layers and a coordinated new finish. Neither term determines the scope by itself. We review the actual wall and separate necessary repairs from appearance changes in the proposed work.
Can a store-bought stucco patch be used on EIFS?
Do not assume that a cement patch labelled for stucco is suitable for an EIFS wall. EIFS repairs need compatibility with its insulation, mesh, base coat and finish, as well as the correct repair detail. Filling the visible hole alone can leave damaged reinforcement or moisture entry untreated. Identify the wall system before choosing repair materials.
Painting, textures, parging & maintenance6 questions
Should I repair, paint or replace my stucco?
A sound wall with localized damage may suit repair. An intact but faded exterior may suit cleaning, preparation and a compatible recoat. Widespread loose material, deteriorated insulation or recurring moisture requires a broader investigation before replacement is considered. The appearance alone does not establish which option is suitable; the condition of the layers beneath the finish matters.
Do you offer stucco painting and exterior recoating?
Yes. We assess the existing stucco or EIFS, previous coatings and repair needs before recommending preparation and a compatible coating. Loose material, cracks and moisture concerns are addressed before the colour refresh. Recoating can unify faded walls or visible repairs, but it cannot rebuild damaged insulation or correct water entering behind the assembly.
How should stucco be cleaned before recoating?
The method must suit the existing finish and coating manufacturer's requirements. Dirt, chalking and biological growth can interfere with adhesion, but aggressive pressure washing may damage the texture or drive water into openings. Cleaning, necessary repairs and sufficient drying are part of preparation. A recurring stain should be assessed for its source before it is washed away or covered.
Which stucco textures, colours and architectural details are available?
Options depend on the selected wall system and compatible finish products. We discuss aggregate size, trowel texture, colour, mouldings, trim bands, reveals and faux wood accents alongside the building design. Review a representative sample outside beside the roof, windows and masonry. Daylight and wall size change the appearance, and fine textures can reveal surface variations more clearly.
Do you provide foundation parging in St. Catharines and Niagara?
Yes. We install and repair parging on exposed concrete and block foundations across Niagara, including St. Catharines. Loose or peeling material must be assessed and removed where required so new material has a suitable base. Local repair and full re-parging need different preparation. Parging is a surface finish and does not replace structural foundation repair or basement waterproofing.
What maintenance does a stucco or EIFS exterior need?
Inspect periodically and after damage or severe weather for changing cracks, open sealant joints, recurring stains, loose areas and impact damage. Keep roof drainage functioning and required drainage exits unobstructed. Use cleaning methods compatible with the finish. Address changes before repainting, and keep the system information and repair history so future work can use suitable materials.
Niagara coverage & project planning9 questions
What areas do you serve in the Niagara Region?
We serve Niagara only. This includes St. Catharines, Niagara Falls, Niagara-on-the-Lake, Welland, Thorold, Fort Erie, Port Colborne, Grimsby, Lincoln, Pelham, Wainfleet and West Lincoln, including St. Davids, Fonthill, Beamsville and Smithville. Send the project address so we can review the wall, site access and scheduling for your property.
Do you work on homes and commercial buildings?
Yes. We work with homeowners, builders and commercial property owners in Niagara. Niagara Falls examples include McLeod Plaza and Ladona River Apartments, where we installed Sto EIFS with 3-inch EPS insulation. Apartments and retail buildings need additional planning for height, staging, occupied entrances and the specified wall assembly; a residential project needs its own assessment.
What experience and coverage does City Plasters have?
More than 1,250 homes completed, alongside commercial exterior projects. Our exterior experience spans 13+ years. City Plasters carries $5 million in liability insurance and has WSIB coverage. Request current insurance documentation and WSIB clearance when arranging your project. When reviewing a contractor, also discuss relevant project examples, the proposed wall system, preparation, property protection and the written scope. Those details help you understand how the work will be carried out on your building.
What should I send when requesting a stucco estimate?
Send your Niagara town or project address, overview photos of each affected elevation, close-ups of damage and approximate dimensions. Include any previous leaks, coatings or repairs. For installation, share available drawings and finish preferences. Mention height, tight side yards, occupied entrances and preferred timing. Photos support the initial review; a site visit may be needed to confirm the scope.
What factors determine the work my exterior needs?
We review wall area, height and access, substrate condition, removal and preparation, the existing or proposed system, insulation, repair depth and details around openings. Texture, colour, trims and transitions influence the finishing work. Weather, curing and occupancy affect sequencing. Concealed deterioration found after opening an area may need further review before the scope is finalized.
How long does stucco installation or repair take?
Timing depends on the area, access, preparation, affected layers, product requirements and curing between stages. A localized patch, a whole-house installation and an occupied apartment building need different schedules. We discuss a practical sequence after reviewing the property. Rain, wall temperature, freezing conditions and material availability can affect when exterior work proceeds.
Can exterior stucco work be carried out during cold or wet weather?
The wall and weather conditions must meet the selected products' application and curing requirements. A forecast above freezing alone does not establish suitability; overnight conditions and the surface temperature matter too. Cold-weather work may need an appropriate enclosure and heat or a different schedule. Rain protection and drying must also be planned before a coating is applied.
Is exterior plaster the same as indoor plastering?
Exterior plaster is often used as a broad term for rendered or stucco wall finishes. Indoor plaster repairs and exterior stucco or EIFS involve different materials, exposure and construction details. City Plasters focuses on exterior stucco, EIFS, foundation parging and compatible recoating. Send photos of the exterior so we can identify the service relevant to your project.
What should a workmanship or material warranty explain?
Review any offered coverage with the written project documents. It should state which materials and work are covered, the duration, exclusions, required maintenance and how a concern will be assessed. Existing wall conditions and the selected system matter. Agree on the actual terms before work begins rather than relying on a general verbal assurance.
