Ladona River Apartments
City Plasters completed EIFS stucco installation at Ladona River Apartments in Niagara Falls, using a Sto EIFS system with 3-inch EPS insulation.
EIFS means Exterior Insulation and Finish System. EPS is expanded polystyrene, the rigid foam insulation used beneath the reinforced coating and exterior finish. This apartment project used 3-inch EPS; the thickness for another building follows its design and specified system.

McLeod Plaza
McLeod Plaza in Niagara Falls is another City Plasters commercial exterior project. The photograph shows the plaza's stucco wall finishes, storefronts and architectural bands.
Retail plaza exteriors have different requirements from a house or apartment building. The proposed work needs to account for storefront openings, signs, entrances, adjoining materials and access around operating businesses.

How to choose the best stucco company near you.
Stucco and EIFS problems usually come from how the wall was built or repaired, not from the material. Before you hire anyone, including us, check for these eight things.
- 01
Check the project documents
Ask for current insurance documentation and applicable WSIB clearance, and confirm that the proposed work is covered.
- 02
Knows EIFS, not just stucco
EIFS has insulation, mesh, a drainage path, and acrylic finishes. It must be installed and repaired to the manufacturer's details.
- 03
Finds the cause, not just the crack
A good contractor checks for moisture and failed details before covering damage with a patch.
- 04
Written, itemized quote
Repairs, optional upgrades, and allowances listed separately, so you can compare quotes line by line.
- 05
Real local projects
Photos of their own finished work in Niagara, not stock images.
- 06
Warranty in writing
Clear warranty terms on the quote, not a verbal promise.
- 07
Protects your property
Landscaping, windows, and driveways protected, and the site cleaned up at the end.
- 08
Clear communication
A realistic schedule, straight answers, and someone who picks up the phone.

FAQ
Questions about hiring a stucco contractor
How do I choose a stucco contractor in Niagara?
Ask for relevant local work, insurance and WSIB information, and a written explanation of the proposed preparation and assembly. For EIFS, discuss insulation, reinforcement, drainage and interface details, not just colour. Ask how concealed damage, property protection, weather delays and warranty concerns are handled. Compare proposals covering the same work so you understand each contractor's recommended approach.
What does an exterior stucco contractor do?
The work can include installing stucco or EIFS, repairing cracks and impact damage, restoring deteriorated areas and applying compatible finishes. City Plasters also provides foundation parging and architectural details across Niagara. The service needed depends on whether the problem is in the surface finish, the reinforced layers or the underlying wall assembly.
How is an EIFS contractor different from a general exterior contractor?
EIFS involves insulation, reinforced coatings and specified water-management and attachment details. Those requirements differ from siding, roofing and a simple painted surface. Ask about experience with the assembly on your building and the repair or installation detail being proposed. Familiarity with one exterior material does not establish that the same methods apply to every wall system.
Does City Plasters handle repairs and new installations?
Yes. We review small stucco and EIFS repairs, larger restorations, new homes, additions and commercial exteriors. For damage, we assess the cause and affected layers before recommending patching or recoating. For installation, we review the substrate, specified system and interface details. A site review helps establish the scope appropriate to the property.
What Niagara project experience can you discuss?
More than 1,250 homes completed, alongside commercial exterior projects. Our exterior experience spans 13+ years. Local examples include McLeod Plaza and Ladona River Apartments in Niagara Falls. At Ladona, we installed Sto EIFS with 3-inch EPS insulation. Discuss projects relevant to your building type and the assembly proposed for your own exterior.
Is City Plasters insured and WSIB covered?
City Plasters carries $5 million in liability insurance and has WSIB coverage. Request current insurance documentation and WSIB clearance when arranging your project.

What should be included in the written scope?
The scope should identify elevations, preparation and removal, repairs, the proposed wall system, insulation where applicable, finish and architectural details. Access, protection, coordination and weather requirements should be clear. For an existing wall, discuss what is known and what may only be confirmed once damaged areas are opened. Optional appearance changes should be identifiable separately.
Can I get an estimate from photographs?
Photos are useful for an initial discussion, especially with dimensions, the project address and damage history. They cannot reliably establish hidden moisture, the bond of old coatings or the condition behind cladding. A site visit may be needed to confirm the assembly and work required. Send both whole-elevation photos and close-ups rather than only a tightly cropped crack.
Which Niagara areas do you serve?
City Plasters is based in St. Davids and serves the Niagara Region only. Coverage includes St. Catharines, Niagara Falls, Niagara-on-the-Lake, Welland, Thorold, Fort Erie, Grimsby, Lincoln, Pelham, Port Colborne, West Lincoln and Wainfleet. Send the project address and access notes so the site review and scheduling can be discussed.
Do you provide free estimates?
Yes. Contact us through the quote form, call (905) 687-6470 or email project photos. Include your Niagara location, the work requested, dimensions or available drawings and preferred timing. We review the scope and may arrange a site visit to confirm preparation, details and access before the proposed work is agreed.
How should start dates and property protection be planned?
Start dates depend on scope, materials, access, current scheduling and suitable application conditions. Before work begins, discuss scaffolding or equipment, windows, landscaping, entrances and areas that need protection. Occupied commercial properties may need a phased sequence. An estimate appointment is a project review and does not by itself establish an installation start date.
What should I ask about workmanship and material coverage?
Ask which work and materials are covered, for how long, and under what exclusions or maintenance conditions. Clarify who assesses a concern and what documentation is required. A product warranty and workmanship coverage are different matters. Review the terms supplied for the actual project rather than assuming that a manufacturer's name guarantees every part of an installation.
