Repair cracked and crumbling parging
Parging can fail from poor bonding, moisture, salt exposure, freeze-thaw cycles or movement in the foundation surface. These are the signs we look for.
Cracking
Hairline or open cracks across the foundation finish, often from movement, moisture or freeze-thaw cycles.
Peeling or flaking
Parging that lifts away from the block or concrete because of poor bonding or old unsound material.
Crumbling
Soft, sandy or broken sections that let the bare foundation show through.

How we work
Good prep determines lifespan
The bond matters. Older block, poured concrete, previous coatings and earlier patches can each need different treatment, so new parging goes onto a suitable base.

Parging Repair questions
What is foundation parging?
Parging is a thin cement-based surface finish applied to a suitable exposed concrete or masonry foundation. It can improve appearance and protect the surface from direct weathering. It is different from a complete above-grade stucco or EIFS wall assembly. The condition of the block or concrete underneath determines the preparation and whether a local repair or broader re-parging is suitable.
Why is my parging cracking, peeling or falling off?
Possible causes include weak bonding, unsound old material, moisture, salts, freeze-thaw exposure or movement. A new layer over loose parging may fail with the layer beneath it. We review the foundation surface and damage pattern, remove unsound areas where required and discuss preparation. Structural cracks or active water entry need their own assessment rather than only a new finish.
Can old foundation parging be repaired locally?
Yes, where the base and surrounding material remain suitable. Loose or failed sections need removal and preparation before compatible new material is applied. Widespread hollow or peeling areas may need broader removal and re-parging. A local repair can look different from the aged finish, so discuss the desired appearance and practical repair boundaries before work begins.
Do you parge both block and poured concrete foundations?
Yes. City Plasters reviews exposed block and concrete foundations throughout Niagara. These surfaces can differ in porosity, existing coatings, joints and deterioration. Preparation and the selected material must suit the actual base. Photographs of the full exposed area and close-ups help the initial review, with site assessment used to confirm the condition and extent of work.
Can new parging be applied over paint or old coatings?
The existing coating, its compatibility and its bond need assessment. Paint or other material can prevent a new cement-based finish from bonding as intended. Removal or additional preparation may be necessary. Applying a fresh layer without reviewing the old surface can leave the new finish dependent on weak material underneath.
Does parging waterproof a basement or fix a leaking foundation?
No. Parging provides a surface finish and helps protect exposed areas, but it does not replace a waterproofing system, drainage work or structural repair. A basement leak or recurring dampness needs assessment of its source. Covering the visible foundation with fresh material does not establish that below-grade water entry has been resolved.

Can a foundation crack be hidden with parging?
A finish can conceal a crack visually without addressing why it formed. Cracks showing movement, repeated reopening or water entry should be reviewed before refinishing. Structural concerns may require a qualified foundation or building professional. We discuss the exposed surface finish separately from any underlying repair so the proposed parging does not substitute for work the foundation itself needs.
What happens before a foundation is re-parged?
The surface is reviewed for loose material, old coatings, contamination and defects. Unsound areas need removal and the base must be prepared for the selected material. Steps, decks, landscaping and grade can affect access and finish boundaries. Product requirements govern conditions and curing; parging should not be applied as a cosmetic cover over unresolved substrate problems.
Can parging be applied during cold or wet weather?
The foundation surface, weather and curing conditions must suit the selected material. Freezing, excess moisture or rapid drying can affect the work. Application requirements differ by product, so a generic temperature rule is not enough. We review the forecast, substrate and protection needs before discussing a suitable sequence or schedule.
How long should foundation parging last?
Performance depends on preparation, material compatibility, moisture exposure, drainage, salts, movement and maintenance. There is no single lifespan that applies to every foundation. Monitor new cracking, peeling and recurring damp areas. Addressing the cause of changes helps prevent repeated surface failure; a fresh appearance alone does not show that the underlying exposure conditions have changed.
What determines whether I need a patch or full re-parging?
We review how much material remains well bonded, the pattern of deterioration and the condition of the exposed base. Limited failure on a sound surrounding finish may suit local repair. Widespread peeling, repeated failed patches or extensive loose areas can need broader preparation. The extent of removal and the appearance beside old material should be clear in the proposed scope.
